Home Remodeling in Townsend, DE

Remodeling for the mid-2000s communities and the older railroad-town blocks of Townsend, Delaware.

Townsend was a small railroad town on the Delaware line until the 2000s, when it became the southern edge of the Middletown boom. Odessa National is the largest piece of it: a golf course community of nearly 800 homes established in the mid-2000s and made up of smaller neighborhoods named Tweedsmere, Ravenglass, Aviemore, Lynemore, Avonbridge, Watchgate and Camerton, plus the Legacy, a 55-and-over section with its own clubhouse and pool. Townsend Village and Townsend Village II, on Route 71 a few miles south of Middletown, add nearly 600 single-family lots built by Handler Homes and JS Homes in the same years. The old town around the tracks, which has its own historic district, is the frame-house core all of this grew around.

The 2000s houses are now hitting the age where the first owner's finishes give out, and Dawson's serves Townsend for the kitchen, bath, basement and exterior work that comes with that. The older houses by the railroad get the same care as any century-old house in the area.

A 2006 house at twenty

The kitchen in an Odessa National or Townsend Village house is open to the family room already, so the remodel is about materials and light: laminate to quartz, builder cabinets to well-made ones, a bigger island and lighting that was designed rather than placed. The primary bath swaps its platform tub for a tiled shower. The basement is the biggest gain in these houses, a full poured foundation under a large footprint, and finishing it with a bathroom adds a floor of living space. The Legacy's 55-and-over houses are single-level and their projects lean toward accessible bathrooms and first-floor laundry.

Town permits and community rules

The Town of Townsend issues its own building permits, publishes its own permit application and checklists, and adopted a comprehensive development plan in 2020 to manage the growth. Addresses outside the town limits go through New Castle County. Odessa National and the Village communities have homeowners associations with architectural committees, so an addition, a deck or a change to the exterior gets the association's approval before the town permit. Interior work normally needs only the permit.

The old town and the roads around it

The frame houses near the tracks and Main Street are pre-1940, with plaster, small kitchens and bathrooms added in the 20th century, and they remodel like the older houses in Odessa and Middletown. Townsend is four miles from Dawson's base, and the company serves the rural roads around it toward Blackbird and the Kent County line as readily as the subdivisions.

Dawson's serves Townsend for kitchens, bathrooms, basements, additions, windows, siding, decks and carpentry.

Nearby, Dawson's also serves Middletown, Odessa, Clayton and Smyrna.

Townsend is part of the New Castle County, DE service area.
