Home Remodeling in Middletown, DE
Remodeling for the newer developments and the older blocks of Middletown, Delaware, the company's hometown.
Middletown went from 3,834 people in 1990 to 6,161 in 2000, 18,871 in 2010 and 23,166 in 2020, one of the fastest-growing towns in Delaware, and it did it by annexing farmland and building subdivisions on it. Willow Grove Mill, south of the Route 299 exit off Route 1, is more than 800 townhomes and single-family homes started by Beazer in 1999 and finished by Ryland and CalAtlantic through 2017. Bayberry added more than 2,000 homes. Those houses are now fifteen to twenty-five years old, which is when builder-grade kitchens, worn carpet and unfinished basements come up for attention.
The older part of town is a different job entirely. The blocks around Main Street have smaller rooms, plaster walls and additions put on over decades, and remodeling there is as much about respecting the house as updating it. Dawson's Remodeling is based in Middletown and serves both halves of it.
What Middletown houses usually need
Basements lead the list. The two-story colonials that fill the developments off Route 301 and Route 299 sit on full poured foundations, and a great many of them are still unfinished. Turning one into a family room with a bathroom is the project most of these houses call for, and the poured walls and higher ceilings make it a straightforward one once the moisture check is done.
Kitchens come next. The original layouts are usually open already, so the work is about replacing laminate counters and thin cabinets with materials that last, adding real lighting, and sometimes extending the island. Primary bathrooms get the same treatment: the garden tub comes out and a proper tiled shower goes in. On the larger lots, sunrooms and rear additions are common because there is room to build.
Permits in the Town of Middletown
Inside town limits, permits and inspections go through the Town of Middletown's own building department. Odessa and Townsend have their own offices, and the unincorporated land between the towns goes through New Castle County. Most of the developments also have homeowners associations with rules about exterior changes, so an addition or a sunroom usually needs the association's approval as well as the town's permit. Interior work like a basement or a kitchen normally needs only the permit.
The MOT area
Middletown, Odessa and Townsend share the Appoquinimink School District, which grew from about 66,000 residents in 2015 to about 90,000, enough to need a second and then a third high school. Dawson's serves the whole MOT area from its base in town, and Odessa and Townsend each have their own page.
