Home Remodeling in Glen Mills, PA

Kitchen, bath, basement and addition work for the old mill-country houses and the newer neighborhoods with a Glen Mills address.

Glen Mills is a post office name, not a town. The 19342 ZIP code takes in parts of seven municipalities, most of its land in Concord and Thornbury townships, with pieces of Edgmont, Middletown, Chadds Ford, Chester Heights and Thornbury in Chester County. What ties it together is water power on Chester Creek. Nathaniel and Mary Newlin built a gristmill on the west branch in 1704, and it still grinds cornmeal inside the 150 wooded acres of the Newlin Mill Complex, on the National Register since 1983 along with a miller's house of 1739. The Willcox family ran paper mills here from 1835 and 1846, and from 1864 to 1878 those mills made the patented paper the federal government printed its bonds and notes on.

Most houses with the address are far newer than the mills. Concord Township went from about 6,900 people in 1990 to more than 17,000 in 2010, and Fox Hill Farm is one piece of that growth. Dawson's serves the whole ZIP code, from a stone farmhouse by the creek to a 2000s colonial on a cul-de-sac, about forty-five minutes from Middletown.

Seven municipalities behind one address

A Glen Mills mailing address does not tell you who issues the permit. Most houses file with Concord Township's Code Enforcement Department; the northern part of the ZIP code files with Thornbury Township, and the edges with Edgmont, Middletown, Chadds Ford, Chester Heights or Thornbury in Chester County. Concord's residential checklist is worth reading before a design is final. It asks for a signed approval letter from the homeowners association where one exists, and it wants drawings sealed by a Pennsylvania architect or engineer for a two-story addition, a second floor built over an existing room, or a roof over a deck. Residential applications get a fifteen business day review. Building those steps into the schedule keeps a start date honest.

Fox Hill Farm and the 55-and-over houses

Fox Hill Farm, in Concord Township off Smithbridge Road, is an age-restricted community of 491 homes built between 1995 and 2003: 338 single-family houses with basements and 153 carriage homes of roughly 1,400 to 1,700 square feet. The projects there are about staying for the long run. A tub gives way to a low-threshold tiled shower with blocking in the walls for grab bars, the kitchen trades deep base cabinets for drawers and better light, and the basement becomes a finished space for visiting family. The association's fees cover exterior maintenance, so anything outside goes to the association first.

Mill-era stone and 2000s colonials

The older houses near the creek are stone or frame, with plaster walls, deep window openings and kitchens in rear wings. They take patient work: cabinets scribed to walls that are not straight, plumbing kept to the chases already there, new windows sized to the openings rather than openings cut to stock sizes. The subdivision colonials of the 1990s and 2000s are simpler and further along in their life. The original kitchen is due, the primary bath still has its corner tub, the poured basement is waiting to be framed, and the vinyl siding and windows from the first owner are faded and fogging.
