Home Remodeling in Concordville, PA

Remodeling for the old crossroads houses and the fast-grown neighborhoods of Concordville.

Concordville grew up where Concord Road meets Baltimore Pike, around the Concord Friends Meetinghouse. Friends put up a log meetinghouse there in 1710 and the brick meetinghouse in 1728, and rebuilt and enlarged it after a fire gutted the interior in 1788. The Concordville Historic District, on the National Register since 1973, is 14 acres around that corner: the meetinghouse, the Nicholas Newlin House, the Samuel Trimble House, a Newlin tenant house, the Orthodox meeting and a brick house of 1856. Concord Township was first named in court records in 1683 and stayed small for most of its life. It had 1,945 people in 1950.

Then it filled in. The township grew from 9,933 people in 2000 to 17,231 in 2010, a 73.5 percent jump in a single decade, and reached 18,295 by 2020. Its neighborhoods include Concord Hunt, the Ridings at Concord, Sharpless Farms and Smithbridge Estates, and along the way its voters approved bond money to buy open space so the growth would not take every field. Dawson's serves Concordville and the township around it, from the meetinghouse corner to the newest street.

What Concord Township asks before a permit

Concordville has no government of its own, so Concord Township's Code Enforcement Department issues the permits, and its application checklist says a lot about the place. It asks whether historical review is required, whether the lot sits in a flood plain, whether the house is on an on-lot septic system that brings in the sewage enforcement officer, and whether the project adds more than 500 square feet of impervious surface, which calls for a separate grading and stormwater permit. An addition plus a new patio can cross that line sooner than you would expect. Inspections are requested by email with at least 48 hours of notice and happen on Mondays, Wednesdays and Fridays.

Houses from the growth years

The census counts say most of the township's houses went up after 1980, and most of them are two-story colonials and townhouses. Their kitchens are original or on a light first update, the primary baths have the tub-plus-shower layout of their decade, and the basements are poured concrete with room to finish. Three projects suit these houses well: an island kitchen with the wall to the family room opened, a primary bath rebuilt around a larger tiled shower, and a finished lower level with a bath and an egress window.

The houses near the crossroads are another matter. They are brick, stone or frame, some of them from the 1700s, and exterior work on them starts with the township's historical review question, not the catalog. Interior work stays inside the old walls: kitchens fitted to rooms that are not square, baths tucked where plumbing can run without cutting through original framing.
