Home Remodeling in Garnet Valley, PA

Remodeling for the houses Bethel Township added in the 1990s and 2000s, and the farmhouses they grew up around.

Garnet Valley is a new name on old ground. Herman Behr and Company of New York opened a garnet mine off Foulk Road in Bethel Township in 1879 to supply sandpaper makers, and a second mine ran into the 1900s. Both flooded, and both were filled when the Conchester Highway went through in the late 1940s. The name came from the Clayton family's Garnet Valley Farm, which lent it to the new school district in 1964. The Postal Service made it a place name only in late 2006, and it has had its own ZIP code, 19060, since July 1, 2009, covering most of Bethel Township and part of Concord. Bethel's old crossroads is Booth's Corner, named for Thomas Booth, a merchant there from 1854, and the Booth Farm of 1819 is on the National Register.

The houses are mostly recent. Bethel Township had 3,330 people in 1990, 6,421 in 2000 and 9,574 in 2020. So the typical house is a colonial from the 1990s or 2000s on what used to be a farm field. Dawson's serves Garnet Valley, about forty minutes from Middletown.

Bethel Township's Code Enforcement Office

Bethel issues every permit through its own Code Enforcement Office at the township building on Bethel Road. Its zoning ordinance, Ordinance 182 of 2008, requires a zoning permit for new construction, structural alterations and changes in use, and it reaches further than many townships on small projects: every shed, fence and accessory structure needs a zoning permit even when it is exempt from a building permit. The township set its current permit fees by resolution in January 2026. Houses on the Concord side of Garnet Valley file with Concord Township instead, so the parcel's township is settled before any drawings.

The first real remodel on a 1990s colonial

A Garnet Valley colonial from 1995 has had one owner or two, and most of what is in it is original. The kitchen has oak cabinets, a peninsula and laminate tops. The primary bath has a corner tub nobody uses. The basement is poured concrete with a sump pit and bare walls. These houses were built with the plumbing stacked and the basement ceiling open, so the big three projects plan cleanly: a kitchen laid out around an island, a primary bath rebuilt around a walk-in shower, and a basement framed and finished into a family room, office or guest suite with its own bath. Most sit in neighborhoods whose associations want to see exterior changes, decks included, before the township does.

Siding, windows and decks at the thirty-year mark

The vinyl siding and double-hung windows that went on these houses in the 1990s are near the end of their run: chalky on the sunny side, brittle in the cold, with failed seals fogging the glass. Replacing them is the right time to fix the flashing around each opening and to add house wrap where the original tore. The pressure-treated decks of the same years are due too, rebuilt with new framing, a flashed ledger and railings that meet the current code.
