Home Remodeling in Pike Creek, DE
Remodeling for the forty- and fifty-year-old homes of the Pike Creek Valley.
Pike Creek is an unincorporated part of New Castle County between Newark and Hockessin, built out mostly in the 1970s and 1980s along Limestone Road in the Pike Creek Valley, in the same wave of building that took 10,600 acres of Mill Creek Hundred's open space between 1982 and 1987. The single-family homes, townhomes and condominiums there are now forty to fifty years old, and the original kitchens and bathrooms are at the end of their run.
The rolling ground gives many Pike Creek homes walk-out or daylight basements, which are some of the easiest basements in the county to finish well. Dawson's serves the whole valley, from the townhome communities along Limestone Road to the single-family streets that climb toward the state park.
What Pike Creek houses usually need
Bathrooms first. A Pike Creek bathroom from 1978 has a cast-iron tub, a mud-set tile floor, a vanity with a cultured marble top and usually no exhaust fan. Rebuilding it from the studs with proper waterproofing and ventilation is what most of these baths need, and it is often paired with the hall bath so the plumbing is opened only once.
Kitchens in these houses are typically closed off from the family room by a wall that was never carrying load, and opening that wall is the change that makes the whole first floor work. Walk-out basements become family rooms and offices with real daylight. Townhomes and condos have tighter layouts and association rules, so the planning is different, but the finish standard is the same.
Permits and association rules
Because Pike Creek is unincorporated, every permit goes through New Castle County. Interior work that moves plumbing, adds circuits or changes framing gets a county permit and county inspections. Many of the townhome and condominium communities have associations with their own rules about work hours, dumpsters and anything that touches the exterior, and it saves time to check those before scheduling demolition.
Stanton, Marshallton and the neighbors
Stanton and Marshallton, along Kirkwood Highway and Newport Gap Pike, are the older 1950s and 1960s streets at the valley's east end, and they share Pike Creek's county permit office. Dawson's serves them along with Hockessin to the north and the western suburbs of Wilmington. Newark, to the south, has its own page.
