Home Remodeling in Oxford, PA

Kitchen, bath, basement and exterior work for Oxford borough and the townships around it.

Oxford is the market town of southern Chester County, a borough whose historic district is 517 contributing buildings, mostly brick houses and storefronts put up between 1870 and 1910 in Queen Anne and Italianate styles around Third Street and Market Street. Lincoln University, founded in 1854, is a few miles east. Around the borough, East Nottingham, Lower Oxford, Elk and Upper Oxford townships are still largely farmland, with 1990s-to-2010s subdivisions on former fields along Route 10, Route 472 and Route 1, and the Maryland line a short drive south.

The Oxford house is either a brick Victorian in the borough or a township house of the last thirty years, and Dawson's serves both from Middletown, about forty-five minutes away.

The borough's Codes Department

Oxford Borough issues its own building permits through its Codes Department, which administers the borough's ordinances and Pennsylvania's construction code. A permit is required for construction work on the property, including a shed, a new structure or addition, a fence or a deck, and the borough adopted the 2021 International Property Maintenance Code for existing houses. Starting work without a permit costs double the permit fee. Addresses outside the borough line file with their township instead, each of which has its own office and inspector, because Chester County issues no building permits.

Brick Victorians on the grid

The 1870-to-1910 houses in the district have brick walls, plaster, high ceilings, kitchens in rear wings and bathrooms added in the 20th century. Kitchens are rebuilt in the wing, with cabinetry fitted to tall rooms and plumbing kept to existing chases; baths get subfloors, waterproofing and ventilation they never had; cellars are checked for moisture before finishing. Exterior work respects the district: brick repointed rather than covered, windows repaired or replaced with units matched to the originals, additions kept to the rear.

Township houses and farms

The township subdivisions are two-story houses from the 1990s onward with builder kitchens, platform tubs and unfinished basements, and the work there is the first real remodel of each. The older farmhouses on acreage are stone or frame with generations of additions, and they call for the same careful approach as the borough's Victorians. Both file their permits with the township, and many of the subdivisions have homeowners associations that review exterior changes first.

Dawson's serves Oxford for kitchens, bathrooms, basements, additions, windows, siding, decks and carpentry.
