Home Remodeling in Landenberg, PA
Kitchen, bath, basement and addition work for the houses of Landenberg, across all three of its townships.
Landenberg is not a municipality. It is a mill village on the White Clay Creek, named for Martin Landenberger who ran a mill there, and its address covers parts of New Garden, London Britain and Franklin townships on the southern edge of Chester County against the Delaware line. The creek and the White Clay Creek Preserve cut the area in two. Its history is water power: cotton and woolen mills along the creek, the village core of store, church, hotel and apartments, the old bridge and the Ticking Tomb in New Garden Township, and London Britain Township organized in 1725 on land of the London Company.
The housing follows that history. Older farmhouses sit on acreage through both sides of the creek, smaller mid-20th-century ranches fill the village proper, and newer custom and semi-custom houses and a few subdivisions took the fields in the Avon Grove School District portion from the 1990s on. Dawson's serves all of it from Middletown, about thirty-five minutes up Route 896.
Three townships, three permit offices
Because Landenberg spans three townships, the same project can file in three different places. New Garden Township, London Britain Township and Franklin Township each administer Pennsylvania's construction code with their own office, forms, fees and inspector, and Chester County issues no permits of its own. The township line is the first thing to find on a Landenberg estimate, and it is often not where the mailbox suggests.
Farmhouses, ranches and custom homes
The farmhouses are stone or frame with a century or two of additions, and their kitchens are in wings that have been rebuilt before; the work is careful, with cabinetry fitted to old walls, plumbing kept to existing chases and additions scaled to the original. The village ranches are one-story, one-bath houses whose kitchens open easily to the living room and whose lots take a rear addition. The newer custom houses are large two-stories from the 1990s and 2000s with poured basements, often walk-out on the sloping ground toward the creek, that finish well into family rooms and guest suites.
Rural lots and the exterior
Lots here are larger than in the boroughs, so additions, sunrooms and first-floor suites are usually possible within the township setbacks, and the design is matched to the stone, siding or brick of the original. Siding and windows on the 1970s-to-1990s houses are reaching replacement age, with fiber cement a common choice on the farmhouse-style houses and double-hung or casement units sized to the openings.
