Home Remodeling in Delaware City, DE
Kitchen, bath and exterior work for the historic and newer houses of Delaware City.
Delaware City started as Newbold's Landing in 1801 and was renamed with big plans when the Chesapeake and Delaware Canal opened in 1829 at its doorstep. A brick hotel and the first blocks went up on Clinton Street, the peach trade of the 1800s moved through the canal, and the town that survived the canal's later rerouting is a historic district of 19th-century frame and brick houses on narrow lots a block from the river. Behind Clinton Street, the mid-20th century added ranchers and small colonials. The newest chapter is Fort DuPont: the 405-acre former Army post next door, handed to a redevelopment corporation the state created in 2014 and annexed into the town in 2016, now being built into housing, a marina and a mixed-use district.
That gives Delaware City three kinds of house in a very small area, and Dawson's serves all three: the 1850s house with plaster and a stone cellar, the 1962 rancher with an original kitchen, and the new house at Fort DuPont whose owner wants a finished basement before the builder finishes are even worn.
Permits through the town's own inspector
Delaware City took over its own building inspections and code enforcement, so permits do not go through New Castle County. Anyone building or altering a structure in town applies first for a building subcode permit, and once the plans are approved the building permit itself is issued at Town Hall on Clinton Street, where the inspector keeps weekly office hours. The town's planning and zoning office handles the zoning side, and a project in the historic district is planned with the district's character in mind.
Old houses by the water
The 19th-century houses on and around Clinton Street are frame or brick, two or three stories, with the kitchen in a rear wing and bathrooms added later. Rebuilding those rooms in place is the normal job: cabinetry fitted to uneven walls and low ceilings, plumbing rerouted inside existing chases, tile and fixtures that suit the age of the house. Basements near the river are the first thing to check on any project here, because a stone cellar close to the water table decides what the house can and cannot gain below grade.
Ranchers, townhomes and the exterior
The postwar houses behind the historic core are where kitchen and bath remodels are simplest, and where siding and window replacement is a common need on houses that got aluminum or first-generation vinyl decades ago. In the Fort DuPont community the houses are new and the projects are additions to the plan: a finished basement, a deck, a kitchen upgraded past the builder's package. Exterior work there follows the community's design guidelines as well as the town permit.
